We all know that we can pay our auto mechanics a little now for routine service, or pay them a lot later for a major repair. The same thing is true for your heating and cooling equipment. If you don't service it regularly, you'll find yourself uncomfortable and broke.
Without regular air conditioning maintenance an air conditioner looses about 5% of its original efficiency for each year of operation. This means that the 13 SEER unit that you bought a few years ago may be functioning like a 9 SEER unit today! The good news is that you can recover most of that lost efficiency through regular maintenance. Studies show that with regular maintenance a unit will maintain up to 95% of its original efficiency. This means that the cost of your maintenance is recovered very quickly in savings on your monthly electric bill and reduced repair costs. A properly serviced air conditioner will also do a better job of dehumidifying your home.
One of the most important items to have checked is the refrigerant level in the air conditioner. A system that is only 10% low on refrigerant will cost about 20% more to operate! The Air Conditioning Contractors of America (ACCA) recommends that refrigerant levels be checked every year.
Air filter(s) MUST be clean. They should be located near the return air duct adjacent to the air handler or in a return air grill(s). Check your air filter every 30 days to make sure it is clean. Depending on the house, (i.e. if you have animals or a lot of traffic) you may need to clean or change the air filter more often.
Never leave the house and turn OFF the A/C, then come back home and turn it on expecting it to cool the house anytime soon. Doing this will not allow the unit to cool down the house for MANY hours. You can set the temperature up 3-5 degrees but NOT OFF. This is because of Latent heat buildup in the walls and furniture in the house and will make the A/C work harder to remove the heat, this takes a long time.
Icing of the indoor coil or the large insulated covered copper pipe: There are two main reasons for this, lack of air flow or low refrigerant level. Lack of air flow can be a dirty air filter, dirty indoor evaporator coil, dirty fan blades, or a faulty fan motor or capacitor. Low refrigerant level is caused by a leak. You should NEVER need to add refrigerant to an air conditioning system, if you are adding refrigerant this means that there is a refrigerant leak in the system that SHOULD be fixed! Why KILL the Ozone layer?
Water leaks: The condensate line is a drain pipe coming from the indoor evaporator coil to an indoor drain or to the outside. This can become clogged with algae and cause water to backup and can produce many gallons of water per day. This is where all the humidity and moisture from the house goes.
Keep grass and weeds away from the outside unit.
